Whether you have a large back yard or a small outdoor balcony, here are some tips for helping buyers to envision themselves relaxing and making your house their new home.
Outdoor living is extremely important to many home owners, especially in the counties that make up the Central Florida area – Orange, Lake, Osceola and Seminole counties!. They want to be able to use their outdoor space, be it a patio, yard or porch, as an extension of of their living and dining rooms; as another area to relax and entertain guests in. It’s important to show them how this can be done in your home’s outdoor space – this is where staging comes in. Clean-lined, outdoor furniture, both lounge and dining, on the patio creates a livable, functional space. Outdoor sofas, chairs with coffee and side tables will make the space appear even more functional and enhance the value of your home to a potential buyer. Add an outdoor rug and a few plants or large lanterns/outdoor lighting and you’ve successfully created a livable extension of the indoor space outside.
If you have a smaller space like an outdoor balcony, think about adding a bistro table and several appropriate chairs to create a comfortable outdoor living space where potential buyers can imagine themselves enjoying their first cup of coffee in the morning or ending their day with a cocktail. A small rug can also make the area feel more inviting and special. For a porch, add a pair of low lounge chairs with comfortable cushions and bright pillows that make the area “pop”. If you have a nice grill, shine it up and make it a part of your outdoor staging so buyers can imagine themselves hosting a weekend BBQ or cookout. Year-round string lights make outdoor spaces of all sizes look festive after sunset, and create a warm, inviting feeling to your patio or balcony.
Flowers & Landscaping
Provided it is the right season, flowers are the easiest way to improve the look of your outdoor living area. You should stick to bright pops of color and make sure that the flowers are in full bloom, but not overgrown or out of control. On a porch or patio, create a welcoming space by adding some neutral pots/planter of various sizes filled with pretty but sturdy plants – this will help ensure that the plants will last throughout the showing process and there won’t be a need to replant before you sell.
As you continuously clean up the inside of your home before showings, it’s just as important to keep your outdoor space tidy and clean as well. You never know who is going to drive by and that may be the first impression that makes them call their agent to set up a showing. Make sure your grass is well taken care of and freshly cut and edged. Fix any fences and gates that are in need of repair. Clean up current landscaping by removing any weeds, old flower pots, etc. and plant full-sized, bright plants and flowers for “pops” of color. Your goal should be a warm and thriving garden that doesn’t make the buyers feel that they have a lot of work to do before moving in. Don’t forget those windows. Clean all of your windows thoroughly, both the inside and the outside. You’re house will sparkle!
